The client's changes required determining if the existing home could be modified to achieve the desired results or if it would be more cost effective to start from scratch by demolishing the home. The Architect's design was able to use the existing foundation of the rambler by cantilevering the main floor structure. The second floor was supported on beams and columns spanning over the existing foundation. The existing home was completely demolished leaving one end garage wall to meet the City of Mercer Island's requirements for a renovation instead of new construction.
